| Covenants, Restrictions and Conditions |
| The Highlands Homeowners Association Covenants, Restrictions and Conditions (CC&Rs) are rules and restrictions that all owners must abide by, as provided for under Indiana law. CC&Rs establish rules on a wide variety of neighborhood issues, such as architecture, property maintenance, signs, commercial usage, nuisances, and common area usage. The CC&Rs ensure our neighborhood remains attractive, ultimately boosting property values and quality of life for everyone. All homeowners and residents are bound by the CC&Rs. When you purchased your home, you were made aware of the CC&Rs of the Highlands Subdivision. |
| Architectural Requests |
| The Declaration of Covenants, Restrictions and Conditions of the Highlands Homeowners Association requires that you request approval from the Developer or Board of Directors prior to doing any exterior modifications and/or additions to your home or property. The review process ensures that property values are maintained and the character of the neighborhood is preserved. Some examples of modifications needing approval are room additions, decks, fences, changes of exterior colors of your home, sheds, playground equipment, basketball goals, satellite dishes, major landscaping, etc. Review the Architectural Rules prior to planning any project. Even if there is no specific rule that covers the work you are considering, the changes must still be approved by the Board of Directors. If you are not sure that your work requires architectural review, contact Jamar Properties via phone or email. To request architectural approval for your project, complete the Architectural Approval Request form and remit to Jamar Properties. Additional instructions and guidelines are provided on the form. Most requests will receive a response within 5 business days. |
